WHY DO I LOVE TO HEAR A BUYER SAY, "Yes, I have VA benefits".

This post inspired by a post by Frank Fountain and Heidi Mackenbach in a post about "closing costs".

Frank and Heidi have provided a good outline of closing costs, buyer and seller, for their area in California.  Their listing of closing costs and pre-paids to the buyer and seller are different in my market but it's always a sign of a real estate pro when they have a grasp on closing fees.

Taking this matter one step further, one reason I love to hear that a prospective home buyer has full VA benefits is because ALL Military Home BuyersOF THE CLOSING COSTS listed in Frank and Heidi's "Buyer closing costs" below can be paid by the SELLER for the BUYER . . . . . including and not limited to:  "loan fees, inspection fees, prepaid interest, appraisal, title insurance, mortgage insurance, hazard insurance, and documentary stamps".

All the above with NO DOWN PAYMENT.

WAIT!  THERE'S MORE. . .  the seller can also contribute money to pay down the buyers debt which can often bring the ratios down. 

I've said it before and I'll say it again.  "The VA loan is the best loan in the country."

If you're working with a VA loan eligible home buyer, make sure you're referring them to a loan officer who understands the versatility of this special benefit for these VERY SPECIAL HOME BUYERS.

Just make sure the buyer is really has those VA benefits.  I've had a couple of instances lately where the buyer was not really eligible to do a VA loan.  Some don't understand their a minimum times to serve and you cant have a dishonorable discharge.

Rodney. If they have a Certificate of Eligibility, they's good to go. If they have their DD-214, they can quickly get their Certificate. The form is right on-line or loan officers I refer to will help them.
