The good news in the Shelton CT single family market report for October 2011, which includes Huntington and White Hills,  is that sales were UP 12.5% over September 2011 sales.

A comparison to the same period last year shows a 22% decrease in sales, as well as 25% decreases in average selling and list prices. The median also fell down at 14% lower. 

95% of sales were concentrated in the $0-400K range with only ONE sale above that ($435K). Typically, sales are spread out across most price points.  However, October was a different story hence resulting in the much lower than usual averages.

Moving forward, there are 29 homes under deposit and 27 sales pending.  November should be a better month.

Unfortunately for you folks the prices in Shelton are taking a beating in 2011 but as you pointed out the forward sales curve looks good. Hopefully the prices will stabilize.

Peter & Linda --  It definitely slowed down in many areas of the state that were affected by massive power outages. Some are STILL out.  It's almost behind us now.

Al -- Yes, November should definitely be better over all.  It's strange how all the numbers were so concentrated in October keeping the averages way down.

Bob -- Shelton is up over last month and is even with November 2010. November 2011 should be an even better month with the numbers forecast.
