Love the chart Birgit and your link to Barbara Corcoran and so much more. In my area many sellers HAVE TO move but they act like interested sellers, not committed sellers and their houses reflect that along with their days on market. Great post!

Ginger, unfortunately it also happens in my area very much so. That's why I always talk about this with home sellers and educate when I am at a consultation. I think it is still a lot of public education/awareness how these variables work together and only work most successfully if they are addressed together.

There's a huge difference between "interested" and "committed"! Sometimes this business makes me think I should be committed, LOL! Love the graphic!
Birgit.....BIG difference for sure!! If your COMMITTED the house will sell....Interested=Maybe/Maybe NOT!
Birgit - I completely agree. I've found that if a homeowner is not fully committed to process of selling their home it will sit. And sit. As you said it's not enough to hire an agent, they have to actively participate in helping get their home sold. Great graphic and love your new photo by the way :)
Sharon and Kathy, thanks for cheking in. While it was ok to just be an "interested" seller several years ago, today's real estate market does not allow to just be interested. It requires home sellers to really be comitted.
Tessa, yes it is critical that the real estate agent gets the comittment from the home seller, so the agent has together with the home seller more control over the marketing strategy.
Birgit~nice post. I agree staging is important and key for the higher end homes. However, I have found lately that the older clients don't quite get it though.

Jamie, thank you for checking in here. These are two great points that you are making here. I have found that staging is needed for all price ranges I have done it very successfully for lower prices up to higher prices with great success rates.
In regards to older clients, I usually spend extra time educating them about what staging is, why it is important and what there is in it for them in the end. I just recently worked with an older couple, but once they understood the benefits, they did everything needed to be ready for the market and they sold within 30 days with multiple offers.
