You only assume the buyer or seller would use a local real estate agent. This is not the case. They use a friend or relative and assume they know the area. Just to make a commission agents are working out of their area. Agents list homes hours away from the property. How can we stop the maddness? If you bring it to the attention of the seller, then you cross the ethics line.

Tammy - my husband and I go on a hiking vacation is Sedona every year. It's one of the most beautiful places on earth (IMHO). We've often talked about moving out there when we retire but with rising prices due to its large popularity if we don't buy soon, we may not be able to afford it.

I'd definitely go with a local Realtor - someone who lives and plays in Sedona. This is a photo of Cathedral Rock and one of the most photographed areas in the US...

Ed, it's true that agents are doing what they have to. For agents in this market they must do what they can. Buyers and sellers want knowledgeable agents regardless of location.

Tammy, Local really does matter....but semi-local can help too. For instance a buyer looking in a specific town, works with an agent who is out of her regular domain. She can not only inform them of the local assets, but compare the perks to swing them in another direction that may appear better for them.
