I DO like being a STEP BEHIND.....NO, I'm not in Dale Jr's entourage.......I just know my "comfort zone" for how I conduct my business.

I have been mentoring several local newbie property managers for the last several years.  One group has expanded their business and NOW I am following them in the number of properties and clients I manage.

For the last several years, we have had the same property management software, website provider, used the same service vendors.  NOW they have now out-grown all of those AND they want to "do it in the CLOUD".

I'm fine with pencil and paper * although they are my Vera Bradley BIG spiral notebooks with accompanying design pencils * I can still write notes and carry my camera and phone with me when I tour properties.

They have tried to do VIRTUAL TOURS for their properties when they were vacant and only have about 25% of their properties done because of logistic issues with the virtual tour photo company.  I've never considered this presentation format as I want the "continuity of presentation" on my website. 

Meanwhile * I have focused on getting GOOD photos of all of my properties when they become VACANT and I have floor plans of 99% of them.

They have now OUT grown our original property management software provider and website host and are jumping to THE CLOUD for these two functions.  They have been struggling with this "upgrade", do year-in owner financial reporting AND getting new business.  

Time is the component that they did not figure on making AN INVESTMENT in when they started their UPgrade process.  Meanwhile, I have done three property presentations in the last 5 days, gotten my 1099s out 10 days early, taken photos of 2 properties that just became vacant AND I continue to blog and post comments DAILY on ActiveRain.

I'll continue to follow them....until I need to cut in line at the bank!

Wallace -  It is obvious they missed how to say on the path of business with your mentoring. It is not about the tools, it is how you make business happen. The pencil vs. the cloud...what a great story. Congratulations!

My office space is 3X the amount they have which is very inexpensive...they are struggling with the vehicles they drive AND their lack of focus on getting BUSINESS is discouraging....

Sometimes there are those that aforget what the goal is and how to achieve it. While change is good, you still need to stay focused. Sounds like they are a little off track.

Biting off too much and NOT PRIORITIZING...they want more income and going to THE CLOUD won't accomplish that.....staying FOCUSED and growing their business and allowing time at the end of THIS YEAR would have been the better choice.

We have been considering getting  property management software. We just use QuickBooks right now, but as we get closer to 20 properties I am beginning to wonder if I need something more property management oriented.

What/Who do you use for tenant screening? (If you don't mind my asking.)

I use PROMAS software that links with my HERO * HomeRentals website * great tech support and you only pay for what you want and want to use!

Cutting edge can be the bleeding edge.  I'm not so into technology that I need to be the head of the pack. It's an evolutino and I need to be able to evolve at a speed that makes sense for my business.

Wallace, too funny. I have to admit a tendency to like new gadgets. Fortunately, my wife/partner thinks very much like you do and she "sticks with the basics." I think that we have found a balance between the two, although we are definately weighted towards sticking with the basics.
