     Reporting on WDO's (Wood Destroying Organisms) by home inspectors varies Mud Shelter Tubesfrom State to State. In Tennessee, home inspectors are not required to conduct pest infestation inspections as this is a separate inspection conducted by licensed pest control companies. However; when inspecting a property, savvy inspectors keep an eye out for these insects that can literally eat you out of house and home.
     Home inspectors are not a codes inspectors, but home inspectors must know the important local building codes to be good at what they do. “Acceptable Building Practices” or International Residential Codes (IRC) requires builders to remove all wood and construction debris from the crawlspace. This is to prevent left over wood debris  from the construction phase from acting as bait especially here in the Construction debris in crawlspacesouthern states where subterranean termite activity is very high.
     Good home inspectors leave noting to chance when it comes to protecting your interests when purchasing a new home. As a courtesy to my customers, I note such activity in my reports even though the property must have a clear termite letter. I also recommend that all wood and foreign debris be removed to keep these unwanted visitors from coming back.

Here in Texas we have a separate inspection for WDI as well.  They can cause havoc for sure.  It's good that you look out for soon to be homeowners by ensuring that debris is cleared up so that those little rascals aren't attracted.

Micheal, as a landlord we advise our tenants to tell us if they see any incests infesting, we often do get things exterminated. When you don't live in your property, you still have to remember you own it and try to make sure you take care of it.

The mud tunnels are a dead giveaway. Luckily, I haven't seen any in quite some time, and the home inspector that I recommend is also a licensed termite inspector.

In CA we have a home inspector and a pest inspector as well.  My home inspector usually notes dry rot he sees as well.

Hi Michael, very informative posts. On a recent home inspection, the inspector said the basement was very dry and did not see any signs of termites, but still ordered a termite inspection.

So many folks want to skip on the termite inspection. NOT smart. It's very inexpensive compared to the cost of TREATING termites!

Michael~When it comes to buying a house, I don't think anyone should risk not having a home/insect inspection. The cost more than justifies the risk for not having one, a no brainer in my mind.
