I am trying to get readjusted to the new paradigm. Houses are selling much more quickly now. It all seemed to start with the beginning of the new year. When I take clients out to see homes, I tell them that if they really like one, make an offer now. Otherwise it will be taken by someone else.

Last year I could have waited weeks to make an offer on a home. Not today. If the home is in good condition and priced correctly, it will have multiple offers on it, guaranteed. So don't keep looking after you find the right house. I know there are more out there, and you could be missing one even better, but you will not be successful with an offer if you wait too long. Times have certainly changed.

And what if your home is not selling quickly? Take a long look at your price and condition of your home. If all around you houses are selling and yours is not, then it will usually be price. Have your agent look at the comparables in your area at least once per month and listen to their advice on pricing. This will get your home sold.

Everything has multiple offers here too. I sure wish the banks would release those houses we hear they are holding.

Homes that are priced right and show well are getting multiple offers in our area too. Ones that need a little bit of TLC and priced too high - sitting for a long time.

The market has certainly changed in the past couple of months - most I see in our area are getting multiple offers in the first few days on the market. Will be nice if the shadow inventory finds it's way to market.
