Even The Wrong Realtor Can Sell A Home At The Right Price.

The phone call yesterday started with, “I am calling because I think we have the wrong realtor helping us!”

After listening to the story and the details of the home – it came down to one question, “What is the price of the home?”

Of course, it’s over-priced.  And Sellers, please be reminded, that even the wrong realtor can sell a home at the right price.  Price your home right and it will sell – especially now in Tucson – multiple offers are back and the condition of homes on the market are good – some nearly perfect!

So the next time you think you have the wrong real estate agent – remember two things:

  • Your real estate agent works for you.  Your agent cannot make you price your home at anything other than what you want it to be! We can guide you, let you know what the best price is, etc.,  but the bottom line is – it’s your home and you determine the price.
  • If you want:  “to test the market”, “you don’t care if the home sells or not”, “you have time to wait for the right person to pay what you want” – then any good realtor will be the wrong realtor for you.

You can’t go wrong if you price right!

You are absolutely right about that!  And, sometimes even the best Realtor can't sell it even if it is priced right.  But the good news is that the market is accelerating and the buyers are coming out of the woodwork.

Couldn't agree more Gabrielle.  We just sold a home that was listed for over a year in a very short amount of time because the sellers finally priced it right.  Price is king.

I listed a home on Tuesday, By the 3rd day, which was testerday, I had 4 offers, and it just went pending! So, yes, pricing right is the key to success, for both, the homeowner, and for the agent

There is so much truth to this.  We work with a ton of great agents.  However, some that make us scratch our heads still sell homes - they price they right.  

Now, some don't price them right.  I realize folks have different philosophies - have as many signs out as possible in terms of listings OR only take listings at the right price.   While number 2 works for us, a number of folks with the first philosophy seem to be able to deal over time with either lots of expireds or finally getting a home priced right.

I agree that Price makes a huge difference. Cant sella house that is overpriced, but I do think that if the house is priced right, the agent can not do a good job at marketing the home. So, its good to have the house priced right and the right agent marketing it for a sale and multiple offers.
