The most efficient way to improve activity at open house events is to spread the word to as many potential buyers as possible. Mailing individual invitations in postcard form is an effective method of reaching the masses. Everyone reads their mail, and the chance of a recipient throwing the card away without glancing at it first for a couple of seconds is nil.
That glance will be enough to trigger a longer look if the recipient is interested in moving to this type of property. If this open house ad were to be submitted to a newspaper, there would be fewer people seeing it.
Not everyone buys the newspaper; those who do may miss the ad unless it’s a large one; and once the newspaper is thrown away so too is the information. Out of sight, out of mind!! People tend to hold onto those postcards. I’ve seen visitors to our open house events come into the house with the postcard in hand.
This postcard will be mailed to a database of 55+ recipients in Franklin and several surrounding towns. We’re on the final stretch of two condo communities, and we don’t want activity to slow down. By mailing once a month to different towns, activity and sales will remain consistent enough to sell out.
