Trumbull CT home sales for May 2012 continued its upward trend in grand fashion with a 76% increase in sales over the same period last year.
List and selling price averages both INCREASED 8% AND the median went UP 10%.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 6.80 months for the last three months, down a whole TWO months from the last report. May's supply at less than six months put it in seller market territory. Sellers rejoice!!
This absorption rate is calculated on all price points. If you are selling your home, your agent should calculate the absorption rate trend for your price point to get a more accurate analysis.
I predicted when I assembled the April report last month that May numbers would be off the charts. Well, a 42% increase from April is certainly a lot to be happy about. With the current 61 pending sales noted above, June will come in strong as well.
