I have been showing lots of homes recently, and several things have caught my attention that seem to be working against a seller. Here are a few of them.

1. 24 hour notice for showings. I do understand why some folks need to do this, but many times I find out the day of a showing that a client wants to see a home that day. If there is a 24 hour notice the client usually decides to skip that home. It is sort of an impulse buy thing. I know other agents will not even attempt to show a home with a long delay.

2. The Seller says, "I'm sorry it just is not convenient for me today for you to see my home. can you reschedule? This happened to me yesterday. My clients had just that day to look and they were intent on buying. That home did not get shown. I know things do come up that make showing a home inconvenient for the Seller, but the less you say no to showings, the better chance you have of selling.

3. Terrible pictures or none at all. I talked to a seller the other day who was asking me why she had so few showings and I told her tat her 24 hour notice was one reason, and the pictures being shown were all blurry. She said she took them and the agent never came back to take any other pictures. The listing is 8 months old.

The key to getting showings are being patient, being available, and presenting the listing well. There are many other things of importance, but these are the problems I have seen just in the past week.

As far as 24 hour notice goes I like to be able to plan the day as best as possible and buyers agents sometimes take advantage if you do not stipulate showing instructions. Suggestion go to a 12 hour notice and at the same time see if your sellers are flexible.

24 hour notice is bad enough, what about taking more than that time to reach the listing agent or the sellers? Buyers are sometimes not sure if we are actively trying to make the appointment on their behalf (doing our job)!

I understand from a seller's point of view that the whole process is a pain, but it is necessary to be flexible and accomodating, kiss feet, to get the house shown, and sold. 

I seldom get back to the house that is hard to show, or wants to schedule another time. My buyer and I have moved on to another subdivision.

If it needs 24 hour notice, I move on, we have too much inventory to wait.

These definitely make our job harder. I will still show if it looks like a potentially good fit for a buyer as there is very little inventory in our sellers market.

Sometimes sellers don't get it, we as the professionals need to explain why a 24hr notice is to long and also how it could affect their sale.  Great post, thanks for sharing. ~Karen
