A few weeks ago Selling By Design-Staging was contacted by a real estate agent who had a client who was trying to sell a vacant property. The home, a duplex in an upscale neighborhood, within walking distance of some great restaurants and shops was fairly priced, but had been on the market for over three months with no offers.

During the staging consultation walk through with the seller and agent I made several suggestions regarding painting, cleaning, and the replacement of cabinet hardware, light fixtures and ceiling fans.  We also decided to stage it by bringing in furniture and accessories.

The suggested changes were made (minus the chandlier and fan replacement,)  the staging was completed and the home sold within three weeks, causing the happy seller to write "I wish we had hired you earlier."

The moral of the story:

Agents and sellers, when selling a home, the earlier you have it staged professionally, the quicker it will sell!

Before- The large rooms were uninspiring and cold looking. (Notice the dated kitchen grout.)

 

After Staging-warm, clean and fresh. ( The painter even changed the kitchen grout color.)

I agree Julia. Staging should be the first marketing tool used.

Hi Kathy, This home was very minimumly staged since my inventory was low ( hence the two dining chairs) and it still made a huge difference.

I've heard this comment many times too,  "why didn't we do this sooner?"..... or "wish we had done this years ago so we could enjoy the benefits!"

Hi Sharon and Ginger, Yes I love hearing those comments, but actually I would love it more if EVERY seller and REA made it possible for those phrases to disappear by at least having a staging consultation as part of every pre listing routine.
