   We believe honesty is the best policy in every aspect of business...in our business, it is especially true of the listing side of the transaction.  We don't always tell a seller what they want to hear...but what they have to hear...and that is in every aspect of what we do as listing agents.  Our listing presentation are always a minimum of two steps.

   While we look at what has sold in the neighborhood before we go for the first appointment...we reserve the Comparable Marketing Analysis for the second visit.  The first visit is an information gathering mission as well as one that we use to make detailed notes on each room, the exterior and lower level.

magnifying glassExamination      We have a detailed discussion to learn why the potential seller is moving ...what are their expectations of us, the process and the final sale. Are they looking for direction ...beyond decluttering...repair, updates,....the cleaning company, the floor refinishing....the landscaper....etc. What staging can be done. We have rooms of items that can enhance the appearance of a home and provide eye candy for potential buyers.

      David's construction background enables us to suggest maintnenance items and prepare a repair/replace and  contractor evaluation list if necessary.

clipboardEvaluation  We take our copious notes, sometimes pictures, back to the office and do our marketing analysis. For some homeowners, that can mean more than one price...if they add/replace this or do not...how do we feel in view of the market, those changes will change the list price.

Custom Multi-Media Marketing Plan  This varies with the location and the home and the input from the seller.

ACTION !  With all lists complete for putting the best house forward, inside and out...the marketing plan is launched.

Market Monitor  During the listing, we provide the Sellers with a market monitor on a regular basis that includes new homes listed, sold, pending or expired and what their position is in the market.  This is coupled with the feedback that we get we have gotten from potential buyers and agents that may improve the house.

Offer  We are back to multiple offers in our market and if that is the case, we lay out a grid with various aspects of the offer so that comparisons may be made easily and either a multiple counter or acceptance generated.

Financing Not all lenders are created equal. We look at this pre-approval or qualification very carefully and talk with the lender for the buyers. 

Inspection  The inspecition often goes more smoothly with things having been done prior to listing the property.If items need to be addressed, David works with the inspector to understand the exact concerns and we furnish contractors best qualified to remedy the issues on a timely basis.

Loan Comittment  We explain to our Sellers that this is A HUGE date and one that is marked with big RED LETTERS on our calendar to insure that the home has appraised and the buyers are qualified to proceed to closing without any problems,

Walk Thru  When the walk thru is scheduled, if there are things that will be removed and have not been, we ask the sellers to leave large notes on them to let the buyers know they will not be left behind.

Closing and Sellabration  One of my favorite parts...closing gifts that are "Seller Appropriate" and the Sellabration which is often with the selling Agent...Yahoo...congrats could not have done it without you !

It seems to me that when I inspect a house it has sold for one or both of these reasons - care and price.  Of course location might have something more to do with it.
