When looking at the Listing and Sales Summary of single family/patio homes for August 2012 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.
Numbers are what they are – numbers. The trends behind these numbers are analyzed over different metrics with the consideration of historical impact and geo-political influences. And the trends today reflect dynamic momentum, ranging from simple sales decisions to complex investment strategies. Real Estate is still an integral part of our economic puzzle, even in terms of recovery, though you might not hear this much in the Republican and Democratic speeches.
Regarding our local market, here is what the numbers reflect. The findings are quite straightforward for latter portion of the 3rd quarter.
First, the numbers reflect negligible (less than 1%) changes when it comes to comparing average and median sales prices between July and August 2012.
Second, what has changed is that the Colorado Springs Real Estate market showed a decrease of 7.7% in the actual sales volume from the previous month. Yet, this is not very surprising given some historical perspectives. The month of August typically shows some slowing in sales given the endpoint of summer for many and the start-up of school for many families.
Remarkably though, the actual sales volume remains steady as compared to last year, August 2011. The statistics bode well for sustained recovery as the actual sales of single family/patio homes is 7.9% higher this year as compared to last.
Third, my opinions are basically unchanged about our listing inventory. Total active listings remain under 3,900, which is an indicator of the strength of the Sellers market, specifically under the $400K price range.
