Accurate Information about the Real Estate Market in Carlsbad – An Update for August 2012
I wrote a recent post about the importance of having accurate information about the local real estate market in order to make your important decisions about buying a new home, or selling your current home. In that post I talked about the amount of inventory, what prices are doing, how quickly homes are selling, and so on.

So here are the details for attached homes (condos, townhomes), as of the end of August 2012, in the Carlsbad real estate market, and nearby communities that may interest you.
You will see that the trends for the attached homes are pretty similar to that of the single family detached homes, with a pretty competitive market with low inventory that favors sellers, on average.
As a buyer in these communities this is important to understand so you can plan a home search and offer strategy with your REALTOR.
It’s essential for sellers to understand what this means as well. But don’t set your expectations too high and think you can hold out for a price that is outside market value – you might miss out. Buyers these days have access to a lot of market data, especially those working with agents like myself, so they are pretty savvy and aren’t going to overpay.
