Accurate Information about the Real Estate Market in Carlsbad – An Update for August 2012

 

I wrote a recent post about the importance of having accurate information about the local real estate market in order to make your important decisions about buying a new home, or selling your current home. In that post I talked about the amount of inventory, what prices are doing, how quickly homes are selling, and so on.

So here are the details for attached homes (condos, townhomes), as of the end of August 2012, in the Carlsbad real estate market, and nearby communities that may interest you.

 

You will see that the trends for the attached homes are pretty similar to that of the single family detached homes, with a pretty competitive market with low inventory that favors sellers, on average.

 

As a buyer in these communities this is important to understand so you can plan a home search and offer strategy with your REALTOR.

 

It’s essential for sellers to understand what this means as well. But don’t set your expectations too high and think you can hold out for a price that is outside market value – you might miss out. Buyers these days have access to a lot of market data, especially those working with agents like myself, so they are pretty savvy and aren’t going to overpay.

 

And appraisals are still a tough issue.

Hi Jeff, With the low inventory, I hope we don't get a point of price hyper inflation again. Seems that it is what the predictions are ( or maybe wishful thinking, :-) . I showed a property on day 1 ( my buyer wrote offer)  and the seller has received 5 offers already and it is only day 2.

Jeff, great post.  Unfortunately, most people (I think) will still rely on Zillow or Trulia or any one of the myriad misinformation sources out there rather than a LOCAL Realtor who actually makes a living analyzing this stuff for a local market.  Your data presentation and explanation is excellent, and I hope it attracts a lot of business your way.  You've done the homework!

William - I think with the appraisal process and pretty savvy buyers this will not be an issue. And if there are more short sales coming on the market, and perhaps some REOs we may see prices drop off during the winter. Please the seasonal factor we so often see.

Michael - it has certainly created a more competitive market for buyers. The well-priced homes are moving pretty fast but we are till seeing negotiation on many properties, but some are selling at and above asking price.

Gary - well I think you are correct. The ebst thing we can do is to continue to educate buyers and selelrs so they understand WHERE the best data come from, why, and what it means for them.
