The data collected is from the Upstate Alliance of Realtors MLS otherwise known as UPSTAR MLS and is not guaranteed but considered reliable. Information collected is for the time period of the Months July,August,and September of 2011 and 2012 for comparative purposes. This study does not include private sales or those new construction homes not reported to the MLS.

Average Days on Market for Homes sold during the 3rd Quarter of 2012: 61
A 35% increase in the number of homes sold during the 3rd quarter this year to go along with a 40% decrease in the average number of days on market. Northwest Allen county is experiencing a strong Residential Real Estate market right now. After 3 quarters in 2012 the area has already sold 85% of the number of homes sold for all of 2011 (615). With 101 homes currently pending, Northwest Allen county activity looks to remain strong through the end of the year.
Average Sales Price for the 3rd Quarter 2011: $195,305
Average Sales Price for the 3rd Quarter 2012: $199,559
Median Sales Price for the 3rd Quarter 2011: $160,000
Median Sales Price for the 3rd Quarter 2012: $159,950
Average sales prices rose 2% in the 3rd quarter compared to this time last year and were up 7% from last quarter of 2012 after having fallen in the first quarter of this year. Average sales prices are still at 10 year highs with volume slowly approaching the highs from 2005 and 2006.
There are currently 267 active listings for sale in Northwest Allen County with an average list price of $234,317. There are also 101 homes currently pending or under contract and not yet closed with an average list price of $209,028. Low interest rates continue to support the rising volume and sales prices in NW Allen County in my opinion and should do so for the forseeable future making this a great opportunity for those buyers wishing to move up and those sellers looking for the most out of the sale of their home.
