What's going on in the Champaign County, IL real estate market?
Residential home sale numbers for Champaign this September ended up looking pretty similar to the numbers for last year. There were slightly fewer total sales and a slightly lower average sale price, but the difference is relatively small, and we're still on track to end the year with more sales total and a higher average sale price. Looking at the graph below, the absorption rate now compared to a year ago is the same. However, we ended September 2012 with about 8.5% fewer homes on the market than there were the previous year. In fact, all year we've had a significantly smaller inventory of homes for sale, which has created more competition and aided in stabilizing the local Champaign housing market.
