Stanislaus County Home Sales - September 2012 -TURLOCK - 

The sales figures for Turlock California for September 2012 are in.  The totals below are for single family homes sold in Turlock.

Total Sales - 41  (88 Homes sold in September 2011)

Bank owned Sales 2012 - 7 which was 17% of all sales.

Bank owned Sales 2011 - 34 which was 39% of all sales

Sep 2012 Low   2/1   951 Sq FtShort Sales 2012 - 21 which was 51% of all sales.

Short Sales 2011 - 20 which was 20 % of all sales.


 

Overall, distressed sales (Bank owned and short sales) made up 68% of all sales.   In August 2011 distressed sales made up 67% of all sales.

 

The lowest price home sold in Turlock during September 2012 was $65,000.  

 

The highest price home sold in Turlock during September 2012 was $800,000Sep 2012 High   4/3.5    3000 Sq Ft   17 acres

 

The median home price in Turlock during September 2012 was $167,250.

 

The average days on the market was 55.

 

As you can see the volume of home sales in Turlock in September 2012 was less than last year.  This is largely attributed to the shrinking inventory of available properties.  Distressed sales are still a large part of sales.  A trend that I think is going to continue is that there were more Short Sales than Bank Owned Sales in Turlock in September.  We are seeing a few more "traditional sales" and more investors are getting into the market.  We are also seeing many of these investors buying homes at auction and flipping them.

It appears as though homeowners are getting the message that a short sale is an improvement over a foreclousre, but your market is still tough for sellers.  Buyers should have a field day, Jim!
