Brentwood Homes for Sale – Why a Termite Inspection and a Home Inspection?

A Home Buyer in Brentwood or anywhere in California can have any sort of inspection they want on a home they are purchasing. There are untold numbers of Inspections that can be completed into every aspect of the property.

As an agent I cannot advise you to skip any inspection. I can tell you that to complete every possible inspection would cost thousands of dollars and might even cost more than the property in some cases. I always strongly recommend a Termite Inspection and a Home Inspection. If they indicate a need for more information in a particular area then by all means have an expert come out and inspect in that area.


The question I often get is why two inspections and why both a Termite Inspection and a Home Inspection. Well there are some differences and some overlap. Let me explain.

Termite Inspectors are licensed and limited by the license to working in certain counties. The reports they generate are public record. If you want issues on a report cleared the Termite Inspector who did the work will have to sign off on it.

Only a Licensed Termite Inspector can do the Termite treatments if termites are found. Termite Inspectors will search for two main things: Pest and Water Damage. This includes termites. They will look for signs of dry rot and leaks. When they complete the report they will note damages in two sections: Section 1 – which is damage that needs to be repaired. Section 2 – problems that need to be taken care of to prevent water damage; such as recommending that exposed eaves be repainted to prevent dry rot.

Home Inspectors are not Licensed in the state of California. Although the company I recommend is part of a professional organization that provides training and sets standards. The Home Inspection will provide a nice general inspection of the home and all of it's systems and conditions. If the Inspector finds an issue he is not fully qualified to address he will recommend a specialist in that field.

One thing I see good Home Inspectors do is make comments and provide a report recommending maintenance and services on different parts of the home, sometimes on a periodic bases, or sometimes one time things.

Neither type of Inspection involves destructive testing. They can only comment on what they see. They may have suspicions or concerns about something they cannot see; but they will offer nothing concrete that they cannot see.

If you are Buying a Home in Brentwood or beyond you should get at least these two inspections.

Gene I too always educate my clients on the importance of a home inspection and a Termite inspection.  Saves problems down the road.

I try to get my clients to order inspections -- some will, others won't. They all have different perspectives on what is best for them. We just have to keep on trying.

Turning Houses into Homes

I agree they should always do a Home Inspection.  My concern of course is many do not understand the difference between a Home Inspection and a Termite Inspection in California.  In other states they might be done by one person.
