Rebuilding a Better Jersey Shore - Analyzing & Interpreting Proposed FEMA Flood Elevation Maps

As promised the Federal Emergency Management Administration (FEMA) has released the proposed Advisory Base Flood Elevation (ABFE) for 10 of New Jersey's 21 counties.

You can check out this map for the southern end of Little Egg Harbor.
Little Egg Harbor's Osborn Island - Post Sandy
For northern Little Egg Harbor and Tuckerton flood elevations this is the map panel.

These are just recommendations, but will likely guide municipal officials because compliance will lower flood insurance rates for residents.

According to municipal officials in southern Ocean County and northern Atlantic County, homeowners that suffered damage exceeding 50% of the value of the building will be forced to rebuild their home according to new flood codes.

Although these flood elevation maps are advisory right now, it is more likely than not that municipalities will adopt the FEMA recommendationsby incorporating them into existing zoning codes.

Ocean, Atlantic, Cape May, Monmouth, Burlington, Bergen, Essex, Hudson, Middlesex and Union counties.

The full map of proposed revisions to New Jersey flood insurance elevations is available through the FEMA website.

Laura, Thanks for the update. The new elevations appear to be significantly higher than the previous elevations. From what I remember without looking them up, it looks like they are 50 to 100% above previous. It will be interesting to see if they deny redevelopment in some areas of higher vulnerability such as Holgate.

It will be interesting as Bill says ...to see if this means that some people will be unable to rebuild...losses that no one counted on having with such a natural disaster.

Laura, for a bunch of decades, my dad worked for the US Geological Survey, and his last job was heading up the staff that put out the flood plane maps.  It's cool to see one show up on Active Rain.
