I just a very interesting call. A buyer called to ask for information about buying his first investment property. The conversation started out very good, and it looked like it had a lot of potential. Then, I popped the question, "Are you working with an agent?" "Yes."
I said, "Have you talked about these issues with your agent?" "No." "Why not?" "My agent doesn't know how to work with a creative investor." He had learned that much about his agent. That was the beginning of the end. I did explain to him that he really needed to talk to his agent, and I couldn't help him for protocol reasons.
He said he had read my portfolio online, and I was just the person to talk to. I thanked him for his confidence, but I explained that I was not going to educate him so another agent could make a profit. Beyond that, if his agent doesn't know how to work with a creative investor, why would he pick that agent to begin with?
He was a bit flustered that I wouldn't help him, but I explained that I don't steal other agent's lunch money. He would need to go back his agent and see if he could get his questions answered. If not, he should choose more wisely next time.
