I just a very interesting call.  A buyer called to ask for information about buying his first investment property.  The conversation started out very good, and it looked like it had a lot of potential.  Then, I popped the question, "Are you working with an agent?"  "Yes." 

I said, "Have you talked about these issues with your agent?"  "No."  "Why not?"  "My agent doesn't know how to work with a creative investor."  He had learned that much about his agent.  That was the beginning of the end.  I did explain to him that he really needed to talk to Wizardhis agent, and I couldn't help him for protocol reasons. 

He said he had read my portfolio online, and I was just the person to talk to.  I thanked him for his confidence, but I explained that I was not going to educate him so another agent could make a profit.  Beyond that, if his agent doesn't know how to work with a creative investor, why would he pick that agent to begin with?

He was a bit flustered that I wouldn't help him, but I explained that I don't steal other agent's lunch money.  He would need to go back his agent and see if he could get his questions answered.  If not, he should choose more wisely next time.

     My response:  "If you are under a Signed Buyer Brokerage Contract with another Agent, I cannot help you."  If they say that they are not happy with that Agent, I say "See an Attorney for Legal Advice regarding your written Contract.  If you terminate that Agreement, I will be glad to work with you."

Too bad all Realtors don't realize their mistakes. Why would you educate someone and then let another benefit for your knowledge???

Mike- Suggested. I'd hope he fires the agent that can't properly represent him and hire you. Being frustrated that you're smart and honest is just silly. Asking if someone is working with an agent is so important to ask.

My last bad contact ended up with my young first time buyer being informed by his STUPIDVISOR (ADVISOR) That he did not need to sign the INFORMATION ABOUT BROKERS because he had purchased many homes in the past and he never had to sign one. Then asked me who drew up the form. Jackass.

Mike, it's amazing how many people we do talk to who are working with another agent but want information from us because apparently they can't get it from their agent.

Silvia, I had a Facebook friend sending me notes the other day asking for me to help her daughter find a house.  About half way through the process, I asked if she already had an agent.  Of course she did.  I was stunned that she would go on for 20 minutes before telling me that, but shame on me for not asking sooner.

I'm a little late to this discussion but felt compelled to add my two cents worth to it!    If the agents in your market don't already know that you are a stellar, ethical agent, they will if they read your blog post.    We all have to respect and trust each other to keep this real estate engine rolling along.  It is heart warming to read how you conduct yourself, and I hope all agents reading this, too, will take a look at how they do business.   What goes around, comes around as we say in Texas... take care of each other, respect yourself, put ethics first.,. and your business will come.
