Located at 1225 North Granada Avenue in Alhambra, California at the southwest corner of Huntington Drive is the Huntington Granada condominium complex. Built in 1965, the 47 residences have a definite single family home feel with mid-century flair.
The complex is comprised of two and three bedroom condos with two baths all on one floor. Features of the individual condos(vary by floor plan) are spacious rooms, fireplaces, vaulted ceilings and skylights. Most units feature a central atrium accessed from three sides of each residence creating a wonderful indoor-outdoor entertaining flow. Many units also have an additional patio space.
Since the entire complex is a single story design, the grounds are quite extensive. Meandering pathways lead through mature plantings and trees in a park-like setting. Huntington Granada has a pool and a lounge area. Each home has a private two car garage(most are detached).
The location is top-notch in North Alhambra bordering both the cities of San Marino and South Pasadena. Shopping on Main Street Alhambra is quite convenient but options exist in Arcadia, San Marino, South Pasadena and Pasadena too. It is not uncommon to find former residents of each city in the complex who have moved here to downsize from larger homes. The approximate square footages of the units range from just under 1400 square feet to nearly 1600 square feet of living. Remember these condos are all on one floor!
There is currently only one unit at Huntington Granada on the market for sale. It is a two bedroom/two bath unit with a generous-sized entry patio and an interior atrium and approximately 1462 square feet of living. Priced at $510,000 it has beautiful hardwood floors, high ceiling in the living room with fireplace and a nicely updated and appointed kitchen.
There was just one sale in the complex in 2012 according to our local multiple listing service(MLS). Closing in December, it sold for $509,500. In 2011, there were four sales in Huntington Granada with final sales prices from $450,000 to $494,600(all two bedrooms, average sales price $471,775/median sales price $471,250). The average price per square foot in 2011 was $329.01 according to MLS statistics.
