I looked up the mls for real estate activity in Lower Makefield township in January 2013.

I looked for residential listings sold in January . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 13 homes that settled in January 2013.

The average original list price was $ 398,415.

The average last list price was $383,085

The average sale price was $365,815

Highest sale price was $690,000

The lowest sale price was $126,700

The average days the homes were marketed was 162

The average settled price to original price ratio 90.91 %

The average settled price to last list price ratio is 95.15%

The homes were priced high and sellers had to reduce price as seen from ratios.
