Today’s Golden Nugget: TWO Questions every Pensacola Seller SHOULD Ask in the interview? Sally & David Hanson of Brookfield, WI ask two great questions here in Pensacola, Pace and Gulf Breeze I always the seller are you interviewing other applicants for the job of marketing your property and if not why not? I suggest they call as many agents as there livingroom will hold and then have us all answer there question right there and choose the best one. Is that not ballsy enough then the next step is to go around and knock on the doors of the listing agents you are interviewing and ask their current clients what kind of job are they doing? BTW I ask my clients to be prepared to give folks a recommendation on the job that I am doing.

 

 

 

. If you are thinking of selling your Pensacola, Pace or Gulf Breeze Home then let me run a few numbers by you.

 

 

1.    I average 16% higher sales price than a for sale by owner.

2.    My average selling time is 77 days even in this Market compared to an MLS of 133 days.

3.    My list price to sales price is 94%

4.    I charge 53% less than other brokers that is saving over half of what they charge.

So when you do the numbers for your home remember, I charge half the price, sell your home in half the time for more money.

You might think the questions are…How much did you sell or how many homes did you sell last year ? 

    OR…..How long have you been selling Real  estate ?  OR Maybe….What are you going to do to sell my home ? 

 

       As a seasoned  Realtor….that would not be my choice for the TOP TWO interview questions for a realtor selling my home…..

1)    How many price reductions does your average listing have ?  May I see your MLS printout for your last 5  listings ?

2)   How many of your listings have expired in the  last two years ?  Were they sold  subsequently by another agent at a lower price ?

      I wouldn’t want to hire an agent who told me what I wanted to hear….but what I needed to hear….the reality of the price that the market will pay for my home. I don’t want the biggest listing agent on earth who plays the numbers game…list enough houses, has enough price reductions…and Voila…BIG sales.  I want the agent who gets it right the first time…and does the most to market my home at a salable price.
