Hudson, FL Home Sales First Quarter 2013
Home sales in Hudson are a confusing mix. First quarter sales for 2013 don’t differ much from 2012; in fact they drop in most instances except for homes sold (a very small difference), average days to contract (lower in 2013) and average square footage (lower in 2013 which should indicate higher prices).
If you look at the year over year comparisons, the listed and sales prices are lower in 2013. Of course, there are so many differences in properties that it would would take an in-depth analysis of all the sales; and a comparison of each sale this year to last year. It can also mean that different areas had more sales last year than this year.
Average sold price in 2012 was $92,016; average sold price in 2013 was $89,994. Not all factors are the same--properties vary, neighborhoods vary, and home sizes vary.
Next quarter will give us a clearer picture as to which way the Hudson, FL market may be going.
