The Real Estate Industry Is An Industry Of Survivors, we are a resilient bunch. We have endured and survived through a lot in the last few years. Most other Industries would have fallen apart if they had faced even a fraction of what we in the Real Estate Industry have had to deal with.  That toughness and endurance is evident in all the professions make up the Real Estate Industry, because we all have been impacted one way or another.  It does not matter if you are a Realtor, Loan Originator, Appraiser, Attorney, Home Inspector, or Lender, we have all had to deal with a tough market and survive through it, and survive we have.  We are the proof that The Real Estate Industry Is An Industry Of Survivors.

I thought about the things that we have had to overcome that last few years:

  • A declining Housing Market
  • Declining home prices
  • Appraisal Issues
  • Subprime Lending
  • Increased number of foreclosures
  • Increased number of Short Sales
  • Large Lenders going out of business
  • Tightening of Lending Guidelines
  • The scammers
  • Loss of jobs.

These are just a few, and I am sure that those reading this can add several more to this list. But through all this, our Industry has survived, and will continue to survive, because we have survived. When life throws us a curveball we adjust to it, learn to deal with it, and move forward no matter what.

No matter how bad things got, there were Buyers looking to buy, and homeowners looking to sell. We just needed to be ready to provide for those needs, we looked forward, and not back. It is this forward thinking that has enabled those here today to overcome what has been going on in our Industry.

Many parts of the country are already experiencing a shift in the market, with inventory going down, and Buyers running into more and more multiple offers.  This is not nationwide yet, but it is getting there.  Before to long home prices should start to follow suit, and all those Sellers that have been holding off selling their properties, and purchasing another one, because they were either underwater on their present property, or could not make a high enough profit to purchase the next one, will get back into the market once again.

It appears that we have survived the lows, now it is time for us to begin to reap the rewards of the market that appears to be on the horizon.  Could what many parts of the Country are experiencing be a false sign of the market turning around, maybe. If it is a false sign, then we will survive that also, until the real change happens, and reap the rewards then. The Real Estate Industry Is An Industry Of Survivors, failing is not in our nature.

George, you are so right. In the past few years, there were local agents who got out of the business who I expected wouldn't last. But some that didn't survive were major surprises. Those of us who survived and did so relatively successfully have only gotten stronger for the next wave of whatever that hits us.

George, yes, we are a bunch of survivors, which is sad in a way.  But, then again, aren't all business owners?
But, as you point out, there have been tons of rough seas we've had to navigate over the past few years.  Right now the seas seem to have been smoothing out.

George:  I understand what you mean.  At times, I feel like I've been through a war.  I've seen some that have amazed me with the fact that they have survived, while others ... in my eyes more professional and educated, have fallen on hard times and not survived.  Why?  Not sure ... but it's survival of the fittest at times.  Perhaps not the most deserving ...

George, certainly the real estate professionals that are still in this profession after the rough last few years ARE survivors!  Of course, many were not able to adjust or "survive"...and I am sorry for them, but maybe it wasn't all bad because the agents, mortgage people, inspectors etc., that remain are probably the best examples in the business best suited to represent their clients.

George -- there has definitely been a sifting of those in the industry.  Currently there are less than 1/3 the number of licensed loan originators for Washington state, as there were about 4 years ago.  (And best information is that about 1/2 of them are multi state licensed.)

I love what I do for a living, failure has never been an option. I have always had the philosophy that I run my business like it is always a recession. Many have thrived over the last few years and I don't see that changing anytime soon.
