Why May 2013 is the Time to Buy a Brentwood Ca Home!

I had a client ask me about the prices and if they are really going up that fast in Brentwood. She had bought a house last year and could not believe how much more they are costing now.

So I took a close look at Home Sales in Brentwood California (94513) from April 2012 to April 2013

In April 2012 - 86 Brentwood Homes Sold with a High Home Price of $650,000.00 and a Low Home Price of $138,000.00. The Average Brentwood Home Price was $316,852.00 and the Median Brentwood Home Price was $300,000.00. Price per SF on Average in Brentwood was $129.96 and Brentwood Homes spent 41 Days on Market.

There was a huge jump in Brentwood Home Prices by April 2013 - 87 Homes Sold with a High price of $719,470.00 and a Low Home Price of $205,000.00. The Average Brentwood Home Price was $390,793.00 and the Median Brentwood Home Price was $375.500.00. Price per SF on Average in Brentwood was $175.32 and Brentwood Homes spent an average of 15 Days on the Market.

Depending on which numbers you use that is generally a price increase of over 25% for Brentwood Homes. I think prices will keep going up for at least another year. I read an article that many homes had returned to pre- bust prices in most areas in bay area, but not hear in east county. Today's Contra Costa Times had an article along the same lines as mine in regard to price increases.

Thanks guys.  I need to write an update on this or an addendum.  I actually think prices are going up faster, but there is some drag on the numbers due to stale short sales.

Gene - the numbers are changing very quickly.  We are seeing many multiple offers and homes selling in excess of list price is quite common.   Throw in escalation clauses, waiving of contingencies, free rent back to the sellers and all kinds of other "craziness" and it's enough to confuse both buyers and sellers.  That said, it's not 2006-2008 yet.

Michael in some areas in the Bay Area I have heard they are back to 2006 levels.  Those levels are coming.
