Long Island Buyers Ask ~ Do We Need A Final Walk-Through?

 

Client: We're closing on our house next week, and don't have time for the walk-through, do we need one?
 
Yes, Yes, Yes is our answer!
 
First let's start with the basics ~ The final walk through is the buyers last chance to check a property before they close on it.
 
On Long Island, the walk-through is done usually a couple days before or even the morning of the closing to make sure the home is in the same condition as when you signed the paperwork. We try to do the final walk-through with our buyers here on Long Island as close to the closing date as we possibly can.
 
During the home inspection, if repairs were noted and necessary, it is now time at the Final Walk-Through to make sure that those items were taken care of. It's also time to check and make sure anything that was supposed to stay in the house, has not been removed.
 
A walk-through does not serve as recourse to get out of the deal, but it's sole purpose is to confirm the property condition. If something is not working that should have been fixed, these issues need to be brought to the attention of the seller and their attorney immediately. After you close on your Nassau or Suffolk County Long Island home, the property becomes yours in the condition it may be in. If you were given the opportunity for the walk-through and you passed, the responsibility for repairing any items that need repair after the closing takes place will now be yours.
 
There is no requirement that you conduct a final walk-through before closing on a property, but you're taking an unnecessary risk by not doing so. The final walk-through can be conducted by you with your Realtor, or a home inspector, andwe encourage our Long Island clients to take advantage of this last viewing before closing. 
 
We can't imagine not having one last look to see if the condition of the house or condo is exactly what was agreed on before the closing. 
 
Our suggestion to clients that this is the time to stay focused on their investment and examine the condition of the property one last time. 
 
So is a walk-through necessary in Nassau & Suffolk County Long Island?

Good post guys.  In the past (recent past as of now) I have in most cases told customers that the walk through is just to see if someone stole the toilets or appliances which doesn't happen here in Paradise (fingers crossed).  I think times they are a changin.  Walk throughs from now on.

Morning-Buyers sometimes loose some of their leverage, at least without incurring additional time and money, by not doing a final walk-through and then finding something wrong with their purchase. Something that should have been taken care of damaged that happened after they signed the deal. Yes final walk-throughs are important. Well done.

Hi Guys.  I always encourage my buyers to do a final walk through.  I have had things removed from the property that the buyer otherwise thought they were getting and we get it handled prior to closing.  Suggested!!!

I'm glad you mentioned it's not a contingency based on something the buyers can use to revoke the contract.  Just a good idea prior to taking possession with no surprises.

It is not even a negotiable point. YOU MUST do a walk through on any home anywhere in the world for  that matter. Trusting is nice but validation is the only way to go.

While not a legal requirement here, I absolutely insist my agents conduct a walk-through with the buyer so that everything is the way it's supposed to be.  I've had all sorts of things missing, damaged, etc that needed correction prior to COE.

Absolutely! They needed to make the time for a final walk through. Imagine what a surprise it would be if all of a sudden there was a giant hole in the wall from the previous owner moving out and they missed the opportunity to report it.

Oh yes, it is such a smart thing to do. You just never know. I have had few problems but every now and then an issue creeps in at the last moment. I always make sure to have the buyer(s) sign a waiver if they decide to not performa a final walk-through.
