Pasadena CA - Circa 1940s Courtyard Condos on Madison Avenue

Circa 1940s Pasadena Courtyard Condos on South Madison Avenue - contact Realtor Michael Jacobs 818.516.4393 cellLocated at 295 and 297 South Madison Avenue, you will find 16 Pasadena courtyard condos in a pretty garden setting.   Built in 1949, the units include one bedroom, one bedroom/den and two bedroom single level floor plans.

Square footage of the residences range from just under 750 square feet to approximately 1154 square feet.   The units have hardwood floors, bay windows and architectural details of the era.  Some boast a fireplace.  The condos have either a private or semi-private garage - a very nice amenity for a condo.  There are common laundry facilities on site.

This week a one bedroom/one bath courtyard unit at 295 South Madison came on the market for sale priced at $299,000.   The unit has approximately 750 square feet.  The bathroom still has vintage tile accents although the vanity has been replaced.   This unit is a great candidate for restoration and the fortunate buyer will probably consider upgrading the heating and air conditioning system.

The last sale in the courtyard condo complex was in October 2012 - also a one bedroom/one bath unit which closed for $260,000(list price $245,000).   The location is close to the Pasadena Playhouse, South Lake Avenue, Paseo Colorado and multiple shopping, dining, cultural, recreational and educational opportunities as well as transportation including the Gold Line light rail and freeways.

Hi Michael - I really liked those older developments when I lived in LA - they definitely had the charm of the era in their design. I doubt that unit is going to be available for long, given your low inventory, but I hope one of your buyers winds up with it.

Very cool and quaint complex Michael.  It seems like they are priced pretty competitively and even have some features that may be hard to find in a lot of new construction.

Looks like a cute place - I must admit, the square footage seemed a bit small at first, BUT, then I realized with all of that gorgeous outdoor space and close proximity to so many cultural events and shops, it would be the PERFECT motivation to stay active and retreat to your wonderful cozy spot!

Michael,

I can see many advantages to living in such a relaxed, historical community in a condo like this. I like how you provide detailed information that is so important to know, for example, common laundry facilities on site, hardwood floors, by windows, and architectural details for the 1940s era.

With you, it's never just about an address, price, square footage and general information about the condo, it's about a lifestyle and historical data plus what the buyer can expect. In other words, you set the stage and invite people into an area not available on Realtor.com, Trulia or other Realtor websites.

You're such a great REALTOR and not your average agent. People would be wise to contact you.

Michael, my thoughts were same as Roger's, most are pre-war buildings under 1000 square feet. Madison Avenue condos must have  a lot of charm.

Thanks to each of you for stopping by and your kind comments

For those who mentioned the size and the style -- I commend our observations.   Pasadena has a rich architectural history in single family homes and not enough representatation by condominiums.   Yes, there is Castle Green, The Maryland and others so a somewhat ordinary garden style complex like this one on South Madison Avenue has always stood out for me.

As Laura Allen so accurately commented -- it beckons back to an earlier time in California architectural history.   Yes, these condos are of smaller scale but as Erin mentioned -- your neighborhood becomes extra living space -- I really liked that concept.
