#3 Staging. Have you contacted a local Staging Professional for recommendations on preparing your property PRIOR to listing? There are many alternatives available. From DIY consulataions to full service Staging services.

Few of my agent contacts have admitted to having difficulty conveying corrective suggestions to their clients.

Ugh!  Words escape me..... What are they thinking?  The sad thing is that you can go to virtually any neighbhorhood in the MLS and find something very similar - in any price point!

Gina, we are closely based to you and we are IAHSP, I seen your email and will get back to you once Sandra and I get a chance to see what our schedules hold.

I shake my head when I see shots on the MLS of bathrooms that have toilet lids up. This is even more offensive when the picture was shot as a portrait and gets stretched to a landscape shot on the MLS. Then it's a REALLY WIDE toilet with the lid up.

Another classic is the cluttered kitchen with a pet hampster cage or bird in a cage on one of the counters. Yucky!

I don't understand the mentality?? Though, as a Stager I tend to be a perfectionist! This one would have been better served with exterior only shot! That is, if the time could not be taken to Stage, or at least clean house!

Let's just say, an EXTREME example. Not to follow!
