Hi Everyone, I was supposed to be going to Rehoboth Beach DE today to look at properties with a client.  She cancelled so I am working from home.  I spent the morning making copies of market stats for the neighborhood I will be having an open at this Sunday.

I updated my client list for the Lowe's Realtor Program.  Called a few prospects about new listings Found a few more names to add to my database and cleaned up a lot of paperwork.  I plan to put my open house signs out later today for Sunday.  I am sending out a mailing to some of my farm area.  I have a brochure from AHS with tips for the homeowner.    Tomorrow I hope to go preview some houses in the area that I live.  Later today I will visit an expired a few blocks away from my house to see if I can get the listings.

I would like to get feedback about an idea I saw for prospecting Sellers

The marketing idea Write a letter talking about your marketing plan blah blah blah

Then you put a brand new crisp dollar bil in the letter and state

"This dollar sould be the first of hundreds of thousands from the sale of your home.  When you hire me, I will work hard to get you to a succesful sale so you can collect the rest of those dollars.

What are your thoughts on this.  So far my daughter thought it was cheesy.  My husband is kind of neutral?

I think 1 out of 10 people will like and will at least get you in the door for some face time. Also the potential clients who like this idea will make your game plan easier. Easier because you have just discoverd what is really the truth in motivating your client! Good Luck and Best Wishes!

My thoughts is that most people will take your dollar and that will the end of it. This is basically unsolicited direct mail where you haven't established any relationship with the people your sending letters to. I wouldn't be surprised if many of them get thrown away unopened.

WOW - what a unique idea!  I think as long as you put something in or on the outside of the envelope to get the seller's to open it - they will think you are very original in your marketing.  AND you would be a bit different from the rest of the people trying to get their business.

 To get someone to open the envelope you need to put something like a pen /pencil etc. inside --- or put some kind of enticing note on the front of the outside...

If you try this, I'd love to hear how it goes for you.

I think it is a very unique idea.  (And you will easily be able to track your lead cost.)  If Scott is right above, and you get a 10% response rate, you should be ecstatic.  (The normal response rate for direct mail is less than 1%.)

I would recommend - as someone did above - putting something on the outside of the envelope to get a good opening percentage.  It is kind of tough, because you obviously do not want to advertise that there is a dollar inside (because it will never reach its destination).  Best of luck with the campaign!

I like it. The key to making the letter work for me is for it to have a "real" signature (I'm not too keen on the obviously printed signatures). Anyway, if I received a letter like that I would be impressed with your "out of the box" thinking, and look forward to you using your imagination in helping me sell my home fast. good luck.

There's only one way to find out....let us know!  I would address the envelop by hand to get them to open it...don't want a dollar floating around in the waste basket in an un-opened envelop.  Cheers, Harley

I agree, lumpy mail works best for getting it opened. Insert a pen, pencil, magnet, etc. I did a nickel mailing before for expired's. I think it was Broker Bryants letter that I used with a nickel glued to the top of the letter head with rubber cement so it could be easily removed.

If you decide to try this, follow up and let us know how it goes.
