Podcast: Objectives of a Real Estate Podcast

Are you looking for ways to increase business while reducing expenses? Podcasting is an inexpensive way to stay in touch with your clients and reach out to new prospects.

The overall objective of podcasting, like all real estate marketing, is to generate more business. But, podcasting isn't like cold calling. Podcasters have to attract an audience, so a simple commercial isn't going to generate more business. You need to deliver value to attract listeners and you need to demonstrate why they should choose you to help them buy or sell property.

Here are three objectives to keep in mind while developing your podcast.

1. Deliver value to attract and retain an audience.

Think of podcasting as drip marketing. The key to success is providing valuable information so that you get attention and to deliver that value consistently so that you achieve retention. Retention is important because the odds of catching peoples' attention at the moment they are ready to buy or sell are low. You want them to remember you so that when they are ready to buy or sell, you get the call.

2. Demonstrate your real estate expertise.

It's important to remind your audience that you are in real estate and establish your credibility, not by bragging, but by presenting information that demonstrates your knowledge of the business. This information could include tips for sellers and buyers as well as regular updates on your target market. It's important to make your updates specific and credible while focusing on the long term value of home ownership.

3. Demonstrate your local knowledge.

Presenting information about your target area will attract buyers, but it will also appeal to sellers because they will see how you could use your knowledge of their area to present their house to buyers. Presenting information about dining, shopping, clubs, and events in your area will also help achieve retention by appealing to everyone in your area, not just those who are planning to buy or sell soon.

By focusing on these objectives, you will achieve your overall objective of generating more business. The key is to qualify yourself as both a real estate expert and an area expert and retain your audience so that when they are ready to buy or sell property, you get the call.

Freddy, the answer depends on how you want to produce your podcast.  There are some services where you can record your podcast over the phone.  If you are a DYI (do it yourself) technology user like me, you may want to download Audacity so that you can record and edit your podcast on your computer.  I wrote in more detail about the steps you need to complete to produce a podcast here: Technology: What makes an audio file a podcast?

My method, as I outlined earlier, involves recording and editing my podcasts in Audacity, uploading them to my website, and posting links to them as enclosures in my blog which generates an RSS feed through Feedburner.  Probably more steps than most beginners would want, but the only things I've paid for are a $10 microphone and cheap hosting for my website.  All the software was free!
