Proposed Tax Bills Mailed to Hernando County Property Owners
Hernando County property owners received the proposed property tax bills for 2013 for their homes and land in Hernando County in recent days.
These notices are also known as TRIM notices which stands for Truth in Millage. TRIM notices contain information about the new market value, assessed value, as well as taxable value for each property.
An explanation of TRIM notices can be found in detail on the Hernando County Property Appraisers website.
The proposed tax notices were sent by the Hernando County Tax Collector's office. Proposed taxes are based on the new property taxable value.
The notices compare side-by-side 2012 taxes with the possible tax amount based on new taxable values if no changes were made to the millage rate as well as the effect of a proposed millage change.
The final property tax bill will not come until late October or early November. Actual property tax for a property in Hernando County is influenced by two factors:
1. The taxable value of the property which is its assessed value minus any exemptions such as homestead exemption. This value is determined by the Hernando County Property Appraiser's office each year based on sales from the previous year.
2. The tax rate or adopted millage rate for the year. This millage rate will be voted on by County Commissioners after public hearings to adopt the 2014 budget.
Finally, there are also a various non-advalorem assessments included on the proposed tax bills. These are for items such as fire rescue service, landfill fees, street lightning or other items, these can vary and depend on the special tax district they apply to.
Property taxes in Florida are paid in arrears. That means, the upcoming tax bills are for 2013 property taxes and have to be paid by March 2014. Discounts are given for early payments and will appear on the final property tax bills.
