Princeville Kauai condo (and house) + short sale update for the week of Aug 25th to Aug 31st

Here we are in September already. August ended with a 15% increase in sales from the previous Auguest, from 73 to 84 sales. There were no new listings this week in condos as the one that came on the market did so showing as in escrow already. It has been listed several times in the past. In addition, there were two condo sales while houses really didn’t move much at all. Here is your last update for this past week:

New Listings:

Short sale Hale Moi 214 came on the market priced at $280K and showing as in escrow. This unit has been listed several times since 6/07, once for $520K, then for $490K, and the last time $439K. It was purchased for $606,505 in 5/06.

Contingent:

As noted above, Hale Moi 214 came on the market with a buyer. Puamana 24D went into escrow while priced at $359,900. It sold for $268K in 9/03.

Sales:

Hanalei Bay Villas 35, listed for $639K, moved from in escrow to under contract and a couple of days later showed as sold for $600K cash. This one owner unit was purchased back in 1/78 for $72K. Another cash sale this week was the ocean view Ali’i Kai 3201 which sold for $685K while priced at $699K. It was purchased for $148K in 11/88.

Price Changes:

Puamana 8C which sold for $320K in 11/10, reduced from $420K to $399K. Villas of Kamali’i which last sold for $575K in 7/11, reduced from $765K to $759K. That’s it for condos. Now on to your Princeville home update:

Not really too much to report this week other than that it’s been amazing weather meant for the beach. Maybe that’s where the buyers have gone which is not such a bad idea since tomorrow is a Holiday. Take time to enjoy it no matter where you are and remember not to WORK despite the name of the holiday. Leave your computer off and your cell on silent. Yes, that means YOU – and I’ll do the same.
