Foreclosures on Trulia - Fact or Fiction

There are some deals to be found on Trulia that are too good to be true.  Perhaps so good that they don't exist.

In truth, Trulia posts foreclosures from RealyTrac - which bills itself as having "the largest database of foreclosures, auction and bank-owned homes for investors & home buyers . . ." Subscriptions are available for $49.95/month.

I find trouble in the way Trulia posts the information that it pulls from RealtyTrac.  Here is a screen shot for the search term "Winnetka foreclosures" that came up in Trulia:

Most people who do online searches in Winnetka know that the average  home sells for around $1 million.  Currently, the least expensive house for sale in Winnetka is on for $549,000.  So how can a home on tony Sheridan Road be offered for $395,000?  

Now, if you hover your mouse near the price, an orange button will come up that says "More Details."  Clicking on that takes you to the RealtyTrac sight where it prominently states:

Aha!  That amount is simply and possibly the loan amount (although even that sounds suspiciously low for a house in Winnetka.)   It is certainly not the sale price!


If you are searching for a house foreclosure in Winnetka and the North Shore, please understand that this information is confusing and misleading.  There are a few foreclosures available for upper end homes, but not anywhere near the prices shown on the site.  Call me for accurate and up-to-date information on local foreclosures and short sales.

I get lots of buyers calling me and quoting homes for sale on Trulia..it's a really poor reference site.

And the whole thing will get even worse now that Realtor.com is going to allow "any old body" to post on their site.

I had a listing that was a short sale and the sellers were current and they called me and asked why it appeared as a foreclosure on a site.

Pamela - thanks for reading and commenting.  It is indeed confusing to the consumer - how can they possibly know how silly some of these numbers are.

Mike and Marie - I agree that it sometimes makes us look bad or not efficient because we are not sharing these great "finds" with our clients

Anna - so true - these sites are run by people who don't live anywhere near here!

Jeff - agreed - it is fraud and bait and switch!

Dorte - right - deals like this don't exist in reality but there they are . . . online in full view of anyone who does a simple search

Deborah - there is simply no substitute for a local and knowledgable agent

I find that it is very frustrating when client rely on these other websites- our MLS just made a change that allows our clients to do their own searches and save  them- this provides them with the most accurate information!  Hopefully this change will stop all of the "for a charge"  websites.  It also eliminates IDX.

Jimmy - everyone wants a good deal - but T and Z are not the places to find them.  Realtor.com never had these issues and you are right, they are lower in the searches nowadays

Dennis - I'm tired of it too - such gross misrepresentation should be against the law

Marnie - so true!  I won't advertise there for many reasons

Ric - some agents love these sites and say they get good business from them.  Like Marnie, above, said, if we stopped supporting them, they would go away

Bill - in awe of their deceptiveness!  That's so true - aren't we all?

Tammy - frustrated buyers, frustrated agents, frustrated sellers!  

Kimberly - but there they are at the top of the Page 1 of Google.  That's why they're so popular.

Marte - can't wait.  And they're supposed to be our advocates!

Gita - well, there you go.  T or Z, right?

Bob - and vice-versa!

Trulia makes me so mad sometimes I could just spit!

According to Trulia there is a house in our market that has been listed for over 2 years at $49,000.00 and I get calls all the time.  The problem is, the cute house shown on Trulia is not on the market, it is the VACANT lot next door.

I have checked the MLS info and it is correct.  Obviously Trulia is screwing up the IDX feed.

All MLS's need their own public website and let's do away with the "info re-propagators"

What is also very frustrating is that so many people believe that "if it is on the internet, it must be true."  

People simply don't want to believe the numbers and the expert in the field, especially if the real numbers are not in their favor.  They would much rather believe the website publishing this "true" information.  WE must be wrong and pulling data from the wrong sources.

I rant about this all the time and it is not just Trulia.  AS Realtors we ought to have rules about our information being mixed with bad info. It is all bait and switch selling.

I only hope that when I explain this misinformation that the buyers will stop using these sites and allow me to create an automated search directly from the MLS.  But I don't think it truthfully stops them from going back and checking them out - and wondering if what I'm telling them is the truth.

I'm always amazed at the "other similar properties for sale or sold." I often get small condos in ungated communities listed as "similar" properties to a 4,500 sq. ft. home in a gated community I have listed.

Zillow and trulia may post lots of questionable listings and questionable info on these, but at least they don't try to get you to sign up for a PAID subscription, to see the rest of the info on listings that I often wonder about the existence of like realty trac.

The information that Trulia and Zillow use are inaccurate for the most part... the zillow estimates are ridiculous. Now Trulia has added crime rates ... in my little town it makes it appear we are the hot bed of criminal activity we had 2....I wish there was a way to work with them to get bad prices and info off their sites. The sellers really do not like it!
