Staging Your Home To Sell? Don't Forget To Check The Comps As Well

Yesterday with 30 minutes to unwind I Staging Your Home For Salehappened to turn on HGTV just as the show "Get It Sold" came on the air.  Having stayed out of the debate on whether home staging makes the difference between a sale or not, I decided to pay close attention to the episode to see if it would change my mind.

If you haven't caught the show before the premise is to take a home that has been on the market for awhile, have a stager come in to declutter and rearrange and have a Realtor® come in and provide pricing advice.  Okay note the second part of the equation...a Realtor® comes in to evaluate and provide pricing advice.  Each time I've caught this show and yesterday was no exception, the price adjustment was DOWN not UP.  Though the home now looked better the Realtors® suggested a price decrease to get the home sold

If a home is properly priced and properly "staged" when it first goes on the market it will get offers.  If a home is overpriced, no matter how great it looks it will sit.  I'm a fan of staging for the right reasons.  I'm not a fan of saying that it will generate more money for the seller, especially when a price reduction without staging might have had the same result.  Oh and by the way when HGTV has showcased Northern Virginia homes I've often found them in the MLS.  Not all of the final claims made by the owners or the show hosts hold up in the tax records...I'm just saying.

For the record I don't watch or endorse HGTV.... To me it's setting my "real" real estate clients up for disappointment.  Now I may be totally off here but that's my take.

Cindy, I unwind sometimes watching HGTV. It makes me feel good about my job and I know I do a better job. TV isn't real.

Cindy, homes that look good have more showings. I've listed homes that were expired listings. We staged, got professional photos and, in some cases, reduced the price. But you are absolutely right. Now matter how good a home looks, it won't sell if it's priced too high.

Cindy: Since listings with lots of great photos (taken after it's staged) are bound to get more showings, it does not mean it will get offers if there are others on the market at a lower price including those that are  "unstaged".

Cindy - What you're saying makes perfect sense.  Together, they can help get a house sold.  But great staging can never overcome poor pricing.  Interesting to be able to look at the actual sold #'s.  I'm not surprised.

The Price is Right and if it shows nice it will sell ..Sorry home stagers ..but if it is priced right and looks good it will sell
