Princeville Kauai condo (and house) + short sale update for the week of Sep 1st to Sep 7th

It was another warm and muggy week perfect for beach time. From the looks of things, the condo buyers still managed to check things out while home buyers apparently stayed to enjoy the sun, sand and sea. Take a look below and you’ll see what I mean:

New Listings:

Two of the developer’s Ka’iulani units are back on the market – unit 4 priced at $1.479M and unit 11 priced at $1.549M. Both of these townhomes have been priced much higher; unit 4 was priced at $1.9M most of 06 through 08 while #11 was at $1.995M throughout 08 to 10. Ocean view Ali’i Kai 7203 is new on the market since last selling for $305K in 12/01. This second floor unit is priced at $595K. Ocean view Pali Ke Kua is listed for $989K and last sold for $625K in 7/01.

Contingent:

Free standing Paniolo 106 went into escrow while priced at $395K. It sold quite awhile back as a leasehold unit in 11/87 for $93K and was converted to fee simple in 9/05 for $70K. Nihilani 34C, priced at $575K, is in escrow for the second time. It was purchased from the developer for $650K in 5/09. Villas of Kamali’i 1 went into escrow while priced at $659K. This townhome was purchased for $743K in 3/05.

Sales:

The developer’s Ka’iulani 49 sold for $1.050M cash while listed for $1.195M.

Withdrawn:

Villas on the Prince 27 sold for $700K in 6/09 and was withdrawn this week while listed for $704,900.

Price Changes:

Ocean view Sealodge F3 sold for $125K in 5/99 and reduced from $429K to $399,999. Ka’iulani 25, which last sold for $995K in 10/10, reduced from $1.374M to $1.295M. Plantation 1021 was purchased from the developer in 12/05 for $523,993 and reduced from $649K to $619K.

We’re 7 days into Sep and there are already 14 closings. Not a bad start. Buyers are still out there waiting for the next great opportunity which will undoubtedly be coming along sooner or later.
