Pasadena CA - Daisy Villa Homes for Sale and Market Update
Located in Northeast Pasadena, you’ll find the Daisy Villa neighborhood. With homes ranging from those built in the 1920s to the 1970s, there are tree-lined streets and a variety of architectural styles in primarily single level floor plans. The neighborhood is in Pasadena zip code 91107.
For the purposes of this report, I am using the following boundaries to define Daisy Villa: the Foothill(210)Freeway marks the southern border, the Eaton Wash to the east and Sierra Madre Boulevard to the west and north(as the street curves towards the Hastings Ranch neighborhood and the city’s eastern border). The name comes from two streets in the neighborhood Daisy Avenue and Villa Streets.
Daisy Villa is just steps away from multiple parks including Victory Park which is home to the Saturday weekly Farmers Market. Just north of Daisy Villa is the final destination of the floats from the annual Rose Parade where they can be viewed for a few days after the parade ends. Shopping and dining is easily accessible from the neighborhood as is the Gold Line light rail station at Sierra Madre Villa.
As of September 22, 2013 there are three Daisy Villa homes for sale. They range in price from $529,000 to $885,000. There is one home in escrow. According to our local multiple listing service(MLS) there have been eleven properties sold year-to-date 2013 ranging in closed price from $460,000 to $975,000 with an average sales price of $688,136(median price $700,000). Sales so far in 2013 have an average sales price versus last list price of 101.62% with seven of the eleven selling in excess of list price.
In 2012, there were 20 MLS closed transactions in the neighborhood with a price range from $330,000 to $735,500. The average sales price was $546,925(median $552,500) according to MLS statistics. The average price per square footage in 2012 was reported as $348.03 versus $402.16 year-to-date 2013.
