home selling in sacramentoPossible sellers of a Curtis Park duplex in Sacramento called yesterday to talk about selling. They had checked on the price earlier in the year and was told the 2 bedroom, 1 bath (each side) duplex would sell for $500,000 to $600,000. Yowza. Today's numbers show about $425,000.

I asked who the agent was that gave them that number.  Turns out it was an agent I know, and I know this agent well enough to know that agent would have never said half a million. There had to be some kind of disconnect or misunderstanding about value.

But many sellers right now are wondering whether if it's a good time to sell or if they should wait until spring. I make a pretty compelling argument, if I say so myself, about why NOW is the best time to sell. Elizabeth:

I love the picture of you in your car with a sold sign.  I think that some buyers don't hear all that you may tell them about the value of their home.  You may say it is worth $400,000 and maybe if you are lucky up to 4500,000 and all they hear is $500,000.

Yes.  Listing in the fall and winter is a great way to reach motivated buyers and minimize the competition.  As you say, spring just brings more competition and more buyers.  We in the industry know the ones out looking now are motivated and not spring tire kickers.

I've found most people when their listing expires want to wait after the holidays and winter months when inventory is down.  That is the perfect time to list.
