NEW HOMES IN STAFFORD COUNTY VIRGINIA.  THERE ARE A FEW "MUST HAVES" FOR MANY BUYERS!!!

STANDARD FEATURE or OPTION??  Agents selling new homes for many years will recall a time when the FIREPLACE was an option.  That's rare today.  Builders have included certain upgrades as part of the STANDARD FEATURES for years.  

That pricing plan doesn't apply to all new home builders.  Experienced real estate agents who sell many new homes will learn the names and pricing practices of builders in their market area.  We learn which builders include:

gourmet kitchen with an island, 

granite counter tops,

fireplace in the family room,

soaking tub in the master bath.

                 

                    Attractive features include the fireplace, TV outlet over fireplace and side windows.
                    The side window are usually an upgrade.  The fireplace and TV outlet often standard.

GOOD NEWS FOR HOME BUYERS.  Many builders have learned that including certain options into standard features sells more homes. 

GOOD NEWS FOR AGENTS.  The homes that included those features when constructed will be far easier to resell.Buyers for existing homes seek the same features and upgrades as new home buyers. 

WHAT THE BUILDER WILL NOT TELL BUYERS.  Experienced agents know that homes without a fireplace are not easy to move in the resale market.  When we sit with a buyer client to price a new home, we can advise them on the "after market value" of those features on resale. 

NO, THE BUILDER WILL NOT.  Fact is, builders make a lot of money on upgrades.  

BUYER BEWARE OF THE MODEL HOME.  Not only are those beautiful and decorated kitchens, family rooms, finished basements wonderful to tour.  They are wonderful EYE CANDY for home buyers.

Lenn, What a great guide about those features we all want. I have to agree, in most of the moderate to high price ranges if you are missing the "key features" then resale will be a tough one.

I have to agree with you that some of the upgrade features are a must  for resale desirability. In our area, some builders are installing fireplace in master room. . . can you just imagine your buyer's face?

Debbie.  Indeed.  I've seen homes without fireplaces sit and sit and . . . .

Sarah and Lester.  I see them in builders' models but never sold one.

Turning Houses into Homes on the South Shore

A lot of resales seem to require these standard features anymore. Like a fireplace. Seems like you need it in some communities, and it should be updated, too!

Lenn: So true about the "eye candy". Many buyers can't see beyond the staging, not realizing that the extra cost of furnishing  the home in just the same way will cost a lot.

Brad.  In this area, the fireplace type, pre-fab or not, mantle or not, etc., isn't as important as simply having the fireplace, usually the focal point of the family rooms.

Hella.  I find very few resales that even try to match builders' models.

Inexperienced buyers have no idea when they see a low price on new construction just how high that price can become once they start adding in things that aren't included.
