This past month just slightly outperformed Oct 12 with a 5.48% increase in sales, going from 73 last year to 77 this Oct. The changes in the properties sold is interesting: last Oct there were 39 residential sales Island wide compared to 29 this Oct; only 5 land sales last Oct with a huge 200% increase to 15 sales this Oct. Condos stayed fairly steady with 29 sales last Oct compared to 33 this past month. Even though sales were only slightly higher than last Oct, it is still the highest Oct in the last 6 years – going back to 08 which only posted 46 sales.
Year to date is also on an upward trend, showing a 15% increase with 832 sales to date compared to 719 this time last year. Once again, this number is substantially higher than what we’ve seen in the past. Our low year to date was 09 which posted only 393 sales. Hard to believe!
Oct sales volume was also up by 16% going from $36M to $41M comparing last Oct to Oct 13, and up by 15% for year to date, with $403M in sales this time last year compared to $463M as of year to date for Oct 13.
The monthly volume is substantially higher than anything recorded in the last 6 years: Oct 08 had $23M in sales, Oct 09 saw $29M, Oct 10 – $29M and Oct 11 – $30M. Slowly but surely things are improving.
The biggest monthly jump was in land which had only $3M in sales last Oct compared to $6M Oct 13. Condos also increased dramatically going from $8.6M in sales last Oct to $12.4M for Oct 13.
Median sales for residential was once again higher, with a 35% increase from $410K in Oct 12 to $555K in Oct 13. Interestingly, land remained constant, with $260K as the median in Oct 12 and $286K as the Oct 13 median. Condos were up from $250K in Oct 12 to $320K for Oct 13.
