Every single real estate agent I know in Sacramento wants nothing but the best for her buyers and for her home buyers to find the perfect home. But sometimes, communications can break down and, in an effort to please and make buyers happy, agents can stick with a buyer much longer than is good for both parties.

Buyers also don't always understand exactly how a buyer's agent works. They might think the agent should be available 24 / 7 to talk to them, answer all non-applicable questions, gently brush a fallen hair strand from the buyer's forehead, overlook disrespect and be ready at a moment's notice to pick them up and show homes. That person is not a buyer's agent, though. That person is your mother.

I lost some buyers the other day because I wasn't reinforcing the fairy tale they have playing out in their heads.  What they want to do they can't afford.  Unfortunately, they found an agent that told them what they want to hear.  Either way, nothing is going to happen.  But they do have bad feelings toward me now.  In six months, maybe they'll come back around and realize I was being truthful.  I doubt it.  Buyers tend to get embarassed at those moments and find a third agent.

Hi Hannah: Buyers who are all over the board sometimes do better with a brand new agent, somebody who has all the time in the world to take care of them. Of course, they give up the things that experience brings, but some don't value it.

Hi Chris Ann: It's awkward when buyers and their agents don't see eye to eye, but when that happens, sometimes it's best to let them find out on their own, before bad feelings develop.

Hi Conrad: It's not really a buyer's fault if a buyer doesn't know how an agent works. It's up to the agent to explain the system.

Hi James: Oh, wow, I'm so sorry that you're having all of those computer problems. Maybe you should switch to a Mac? Fewer virus issues.

Hi Gabe: I don't work as closely with buyers as I once did. Most of my business is seller representation, so the dynamics are different.

Elizabeth, there are times you have to break the ties and go different ways.   I just did that with buyers that needed lots more time than I had to give.
