Is it Beauty Or Content?

With a nation so caught up in physical beauty and the appearance of never aging (thanks to botox and nip/tuck) it seems to spill over into other areas as well. Relating this to real estate, one has to wonder when buyers are out there if they are simply swayed by the first layer of a home...if it presents well, or is it just smoke and mirrors?

For example...there was a beautifully remodeled home, sparkling clean that I listed outside my usual area. I had it on the market for all of a week and found a buyer who made an offer right away. Little did we know that the back deck was slipping into infinity (probably) as the developer had put the wrong material into the ground prior to building. The owners had not told me about this very important FACT right up front and as a result, the whole deal fell through (including the offer that they had made on one of my great listings out here at Fishhawk Lake).

On the surface, it was pristine. But, the real CONTENT of the property, its foundation, what lies underneath, literally was a mess. Being fooled by physical beauty can happen often because of the society we live in today, but looking inside, past that first impression can lead to disaster or disappointment if there is no substance below the surface.

Another possibility is the diamond in the rough. Seeing past something that seems on the surface to be an ugly duckling, may have "good bones" and have tons of potential. It may also have a spectacular price as a result!

Beauty is in the eye of the beholder. Sometimes it helps to dig deeper and see what lies beneath the surface, because it may prove to be worth spending time on moreso than the beauty that is only skin deep.

Gayle, so many buyers are mislead by the lipstick on a pig look. It's what we cannot see that we need to be looking at.  Stories like this are why buyers need to get inspections and have a great agent, like you, working on their behalf.

Gayle- beauty really is in the eye of the beholder.  We bought our first home in Florida after looking at it 3 times and laughing every time we left.  It was well built and ill-designed but had what we were looking for.... a house on the water with a good dock and seawall.  Were it on just any land-locked lot, we wouldn't even have considered it. Have a beautiful day.

I love this post, too many times many of us get wrapped up in the artificial rather than the essence. Ron and I were in hysterics when we looked at homes in Napa, they even had the dining room staged with silver, china and wine glasses, and the walls were made from basalt blocks...as if we would not see it.

We have always bought a home for bones not for how it was staged.  I am fondest of our LA home to this day, not staged (seller was so sad that his fiance dumped him) overgrown everything and he never moved in...we felt the bones as comfirmed by my father who was a civil engineer, and the land really talked to us.

The same with people, getting beyond the Botox to see if there is someone home...and although the Napa folks used to criticize the LA folks for their phoniness, I always explained that many of them were genuinely that way and proud of it...

There is no greater joy of meeting and creating a relationship with someone who has substance...you have that, and I am delighted that we met.  A

A faulty foundation is bad news. Many of the 100 yr old homes had poor foundations which overrides the charm of the turn of the century homes. It can be fixed but it will cost.

Debbie, oh that was a tough one all the way around, I gotta tell ya. I spent an enormous amount of time with this couple, too. Thank goodness that at least they loved their home, because I'm sure they'll be in it for quite sometime.

Gayle, this post reminds me of the used car with the FANTASTIC paint job years ago, that lasted only about a year. Inspections tell the true story, and diamonds in the rough are fun to find. Fix what needs repaired or the buyer will find out anyway, despite giving them the head fake with some cosmetic improvements.

Though first impressions are the only impressions we rely on, they are not always the wise choice.  Hopefully the sellers can get the foundation problem fixed in time for the next buyer.

Gary, we all know how very valuable inspections are. For whatever reason this couple hadn't been told by the prior sellers of the issue until after they bought it. They did tell me in a casual conversation when they were going over the disclosures...they weren't sure they needed to tell me!!!

Bob, it's off the market, they're staying put for quite awhile.

Joe, a voice for optimism! I am glad to read this, as I have a structural engineer coming out today on a sale pending and we're all hoping for a less-than-expensive answer!

James, I left them. They didn't have the money to fix it, had only been in it for a little over 2 years. 

Toni, this was a painting that I remember seeing as a child. I kept thinking what would tie these all together and then that painting came to mind. It was exactly what I thought would work, so thank you!

Dorie, the don't have the room to do it, financially. The neighbor next door had the same problem and spent over $10K on her back deck. The developer had put things like tree stumps into the landfill and seemed to have gotten away with it. I don't know if they can even find him, because he started the development just before the downturn. He didn't finish it. I told these sellers that maybe they ought to get a class action suit going since more than one neighbor has been affected by this. There was ALSO an oil leak that took place in the vacant lot next door and seeped into their ground, most likely. All of this came out AFTER we listed it!!!

Gayle, as my mom used to say "There is a lid for every pot"! I know she meant it with respect to marriage, but buying a house is a marriage-the commitment is incredible and the emotional attachment is strong-so, just like people-there are diamonds in the rough and there are those that put on a good face but scratch the surface and there are lots of flaws-some of them unredeemable!
