Marketing a unique feature, why doesn't everyone do it?

I came across this amazing picture a few days ago and even though I've never seen something quite this unique it got me thinking, how or to who would you market this amazing feature. Would you even make it a main marketing point or focus on the rest of the home?

For me personally I would market the heck out of this. Perhaps to eco-friendly buyers, wine collectors among other things.

I see many agents in my office and other offices that will use the same exact approach to market each listing even if the property does have an amazing feature. It does not even have to be something you almost never see, big backyard, brand new kitchen, solar panels, I will not say every property has that feature that will work for a certain buyer, but something should stick out that you can write about or advertise. Someone reading about that one feature may have the perfect buyer that leads to the sale.

That is an amazing feature! You are right, even the "cookie cutter" type house after a while has its own unique feature. Good point!

Stefan, I'd definitely market that unique feature, and I suspect that particular house would have other wonderful traits, too. I always look for the special feature--a view, privacy, easy of gardening--every house has something. One listing last year I made sure the photographer took shots of the inside of the garage, and I marketing that!

You are spot on with this one Stephan. It should be the same way we market ourselves. Certainly, we all have a few unique and remarkable qualities we're known for...

Too often, we get complacent and don't realize that the unique feature is the one thing that might sell the house - quickly.

Good point, Stefan!  But is that a something that opens to  skinny little ladder leading to a wine cellar?  Wow!  Going down for the first bottle would be fine, but maybe not for the seocnd or third one!

That is a very unusual feature and it should be used in attracting the right buyer. St least maybe more propsects would want to come look.

Hello Stefan: Good advice.  Taking what the property has that is different and makes it special is worth featuring. We always use a lot of outside back yard shots in our materials  since outdoor living is a big part of Sun City Texas.

Hi Stefan, You have a point there. Photographs are worth a thousand words and some agents tke a photo out the ouside of the home and nothing more.

Time in, time out is part of the missing features that never make it to the MLS scrape. If you do video, it is all there and at 30 to 50 "pictures' per second plus your audio explains "this is not something you see in your typical 5,3,1 shoebox... I mean lovely home"....Large images, angles, lots of them. The reason for sameness? Often the listing is thrown on the office lady with the bun hairdo and cat eye glasses from the 1950's. With a you figure it out, do the best you can. That sameness is she has never seen the place. So plays it safe...no info so "neat area, be happy here" and nice nice nice...this or that ..of the obvious.

Roy - Thanks for the advice, I do always try to be careful with that.

Larry - The agents that just put one picture on the outside, I just don't understand them. Talk about providing a bad service to your clients that are trying to sell.

Andrew - I know that is how many places work, I make sure someone on my team does all the uploading of pictures. Standing out is half the battle!
