I Will Use More Than the MLS to Find You a Franklin TN Home!The Franklin TN housing market is quite brisk right now. There just aren't enough homes to go around. There is a frenzy as buyers wait for the right home to come on the market. Little do they know, there's more than one way to find the right Franklin TN house.

I will use more than the MLS to find you a Franklin TN home!

Back in December, I had a buyer looking for a condo in Franklin TN. We looked at all the options on the market and there just wasn't anything that suited her.

There was one condo development in particular that she wanted to live in but there wasn't anything available. She wanted to live in a unit that faced the common area, not the road.

I wasn't about to admit defeat so I began looking at the expired condo listings from the last four years to see if there might be an owner who previously attempted to sell with no luck. Remember, she wanted a particular location so I was limited to just a few buildings.

I was able to find a short list of sellers. My first attempt was to contact sellers my phone. Since many owners were using these as investment properties, I wasn't able to locate many phone numbers. I sent letters to them explaining that I had an interested buyer.

By door knocking, I learned one of the units was empty. The neighbor seemed to think the owner lived locally. So I looked at the tax records to see if the owner did, in fact, live in Franklin. Eureka! This owner had tried to sell a few years back and had moved to another home in Franklin.

I didn't want to waste any time sending a letter so I just decided to knock on their door. Mrs. Owner answered the door, I gave her my card and asked if she was still interested in selling her condo. The unit was currently vacant because a tenant had recently left and yes, they were interested.

She called her previous listing agent who arranged for me to show the condo to my client the next day. Within 24 hours of knocking on Mrs. Owner's door, we were under contract. That home closed several weeks later.

The moral of the story...just because a house isn't on the market now, doesn't mean I can't find one.
