The Sellers Wanted A Listing Agent Who Actually Liked Their Home

 

Hire Me as Your Listing Agent -- Realtor Michael Jacobs 818.516.4393 cellMany years ago early in my real estate career, I was contacted by a couple who lived in their home for many years.  In our brief initial conversation, they told me they were calling three agents to the home.   

I said great -- thanks very much for including me.  I can’t wait to see your home.



As they opened the door, they asked me if I wanted a tour before we sat down.  Of course, I answered affirmatively and asked if they would mind if I take some notes. They looked at each other - at the moment I wasn’t sure why.   The home was located in a highly acclaimed school district on large lot and I could tell there had been additions over the years they lived there.   It was a bit dated and perhaps a bit too taste specific(okay, I admit it -- I am not a big fan of chintz or the color mauve).   

 

The assets of this fine character home truly outweighed any negative factor.   I was enthusiastic --- and believe me, I don’t “do phony”….my enthusiasm for this home and for this listing was real.  I spoke about the types of marketing I would do.   They asked me questions...lots of them..   I told them I want to represent you in the sale of your wonderful home.   

 

And then the words….we’ll get back to you…..

 

Well, maybe they will, maybe they won’t….

 

I had no real connection to them….they weren’t referrals and I definitely hadn’t done a lot of business in the neighborhood.   

 

One day later, I received the call.  We want you to represent us in the sale of our home.

 

They took my advice to be in ready-to-move mode.  They packed, they cleaned, they had a garage sale.  They were ready -- quite quickly too as I recall.

 

The market wasn’t quite as active as it is today but the showings began at the broker caravan and then a Sunday open house -- we were mobbed.   And about a week later -- one offer was received...and then two more.

 

The offers were just okay --- none were above list price.   We sat down and reviewed them….and they made counter offers to two and eventually came to an agreement with one of the buyers..   

 

I actually was a bit disappointed….I wanted to get them more money.   I guess my disappointment wasn't hidden too well’ and the wife looked at me and said, Michael -- your list price was substantially higher than the two other agents suggested - in fact the sales price was higher than those list prices.  We are ecstatic.  



We wanted a listing agent who liked our house as much as we have loved it.

 

This experience taught me a lesson. Listen and be enthusiastic about business and about life. Be knowledgeable. Be real.

Most would rather have an agent that likes and listens to their ideas. When their ideas fail, it is the agents fault. I wonder if they tell their doctor what medicine they like and want to take?

People are emotional about their homes, so it's important for us to acknowledge that selling something they love is an emotional process, not just a financial one. We don't need to love a home to sell it successfully, but we need to make the sellers feel that we can do the job while respecting their taste and emotions.

Mike,

Sellers can tell when an agent is just "faking" liking a house. I do think it plays an important role in whether you get the listing, or not.

Michael, I believe the first thing you did with these clients was to develop rapport with them. Being genuinely interested in their home and the desire to get the job done. People like that and chose you wisely. Good job!

No person is going to like everything about a home or car or another person, for that matter.  But there is ALWAYS something positive that can be said about anything.  It sounds like you focused on the positive aspects of the home enough to catch the sellers' attention.  Nice job putting this one together to the complete satisfaction of the sellers.

Jeffrey - listening is very important.  You're absolutely correct.

Gary - perhaps, easier is good but there's nothing like a good challenge to test our marketing abilities.

Nina - acknowledging while listening is a very good point - thanks very much for bringing up that component.

Rich - I agree.

Michael - yes, rapport is also important.

Richie - there are no perfect homes so each has at least(at least) one(said sarcastically) negative factor or issue that may or may not be "fixable" -- I always believe the number of positives should outweigh the negatives.

Eric - isn't that the truth -- different strokes for different folks -- there no perfect home, never was, never will be.

Joan Cox - thank you for the comment.  I appreciate that you regularly "dig" through my archived AR posts to find one.  This one certainly brought back some memories, I remember the property, the clients and many parts of the transaction.  Thanks for this trip down real estate memory lane.  I hope you are having a wonderful time in Portugal.
