What comes first in Sacramento real estate -- the agent or the lender? The chicken or the egg? I prefer to think it's the real estate agent, because it's the agent who can help the buyer with everything required to buy a home, from selecting neighborhoods to defining objectives to getting the best mortgage mortgage lender.

You already know that all real estate agents are not the same. Top producer agents perform for a reason. All mortgage lenders are not the same either. That 1/16th of an interest-rate edge the lender promised won't do you any good whatsoever if the lender can't close escrow on time or otherwise overlooks potential problems.

Every lender pretty much offers the same bag o' money. It's the service and experience that sets preferred mortgage lenders apart.

Elizabeth, I prefer when buyers ask for a lender referral too.    The lender can always blow up the deal, and would like a seasoned lender to do my deals!

I feel like such a NIMBY because I know mortgage brokers have to get started somewhere with somebody and the bad mortgage brokers need a job, too, but please don't let it be my transaction.

It's rare anymore that I meet a buyer that doesn't have their financing in line. I think they've been reading more about the need for pre-approvals. But there are those that put the cart before the horse, and then it's time to educate.

Good mortgage loan officers are indeed found by hooking up with good real estate agents.  We know who can close a deal and not cause additional headache.  I had one loan officer so bad she wouldn't call if she didn't have good news, meanwhile it was a 203K streamline loan.  So when things went haywire, she disappeared.  I never used her again.  Communication is first and foremost in everything we do.

I am convinced if there is going to be a problem with a transaction, it will usually come from the lender realm.  Experienced agents, usually know reliably good lenders. I have seen more sales unravel when buyers choose lenders.  This is especially true if they've seen some advertized low interest rate somewhere.  Just because a rate is promoted initially, doesn't mean that lender will deliver when it is time to close.
