Finding Properties that aren't on the MLS

A majority of my time is spent finding properties for investors.

Most of these properties are not listed on the multiple listing service.

These are properties found through a variety of means, including:

  • Wholesalers
  • Trustee Sales
  • Probate
  • Private Party sales
  • Auctions

Even when there is a large inventory on the MLS, there will always be investors searching for below-market deals. So, it's as if the inventory will never meet the demand of the investor market.

Although many of my investors typically purchase with cash, there are also ways to purchase with alternative lending services.

Also, rest assured that- although we may find properties through many means, our group maintains all of the benefits of working with a licensed real estate agent.

I've found some open houses that weren't listed anywhere, by following their signs on the street.  Obviously, some homes don't get seen on the internet.

Randy- how is that going? Lately we have seen a significant uptick in private investor sales.

Gill- this is a simple strategy that's working well in Arizona. Just stick a sign in the yard and watch the calls come in. Our investors tend to do this as a "toe in the water" approach. The sign calls give the seller the opportunity to see if they should fix the home up or sell as-is for a discount.

Tessa- Fortunately we are a real estate agency that specializes in investment properties. The buyers have the chance to become sellers, flippers or hobbyists who want the opportunity to start nearly from scratch with a property.
