The time is now! What an incredible time it is to be a buyer of beach property here on the west coast of Florida! True paradise being sold for CHEAP!

Can't remember prices being so good in such a long time!!! The art of the deal is even better now. The people who see the potential are out there looking....some are sitting on the fence thinking they may see the market bottom out even more...and some are just waiting...for what? Well I guess they are waiting for the prices to go back up! By then it will be too late though....and the good deals will be gone.

This is such a great time to be in real estate! Now is the time for the true die-hards in this business to really shine! Work long hours...educate yourself and perfect your craft! If you are like me you LOVE the challenge of matching the right person to the right piece of property. It is such a rush! It is great to see all the part timers and grandmas with real estate licenses being dropped off at the curb! Yahoooooooo! Time for the real pros to show'em how it's done baby!!!!  Can you tell I'm excited about working this crazy market? You bet I am!!!! Bring it on!

Okay, Marie!  You go, girl!  I agree with you on the pt's and grandma's.  This market is tough enough, so the fewer we have in the business just to "try it" are taking away from those of us who view it as a career and must earn the dollars to pay our expenses.  How many times I've heard educated people who think RE/MAX actually pays us.  Right?!!  How clueless the public can be!  You have to earn to pay to work it everyday.  Speaking of Florida, I have a home here under contract in Lynchburg, VA for a couple moving from north of Tampa in Zephyrhills at $349,900, listed for about 6 weeks.   I just spoke to them tonight (and gently suggested a price drop).  They called me an hour later and had spoken to their realtor and dropped it $20,000.  Go sell it, Marie!

Thanks for the comment and I am glad you feel the same way. This market really defines the REALtors from the POSERS!!!! AND I could not be more delighted.....each and every day!!!!! It is also better for the clients who get to see real pros in action who care about the deal and the client not just the $$$. Zephyrhills is FAR from the beaches...which is where I list and sell...but if it is priced right it will SELL!

Thanks for the post! You are SO RIGHT ON...beach property is SO the deal right now. We are seeing 15-20% decrease in list prices.....can you say...CA-CHING?$$$$$  I sold a 3 bed/2ba penthouse unit with over 1600 square feet ...with killer views of the GULF...right on the SAND that was listed for $780k for a zillion days....it closed at $565k! I almost fell off my chair!!!!!! This market is.....very unpredictable! AND I LIKE IT!!!!!!!!!!!!

And don't you just love us Canadians?  I can't believe how many people I have talked to lately who have either just purchased or are planning to purchase in Florida (Canadian's second home, can we make it a province???)  Some are sitting on the fence wondering if they should wait until fall to see if the prices go even lower.  With the Canadian dollar floating near par with the U.S. it is an amazing time to buy.  Sure wish I was in the position right now.

Where are they buying?  Sarasota, Naples, Fort Myers is what I'm hearing.  Also some near Orlando.  Where are the best buys right now?

The smart ones are buying right here in paradise on the WEST COAST! The best coast that is...Clearwater Beach, St. Pete Beach, Passagrille, Bellair Beach, Sand Key...must I go on? The DEALS ARE A PLENTY!!! With views of the sparkly gulf of Mexico going for so cheap many of my Canadian clients are having the worst trouble ever choosing WHICH property to actually make an offer on! NOW that is a great problem to have...and yes I agree with you...I wish I had big bags of $$$ to buy up some of this golden beach property!

As they say in MN and WI "You betcha".  You got that right, after the most snow up north ever, you should see many snow birds this coming season. I would brace yourself Florida these retired Yankees will be flying south say around September or October. Don'tcha think?
