New Homes In Woodbridge VA Cindy Jones Realtor®This week our team was out touring another new home development in Northern Virginia.  While talking to the sales rep the question came up as to how many buyers came to the new home site with an agent?  The answer was shocking.  Only 15% of buyers in this development purchased with an agent helping them out.

Now you would think the new home sales rep would think this was great.  More money for them...right? What they are paid has nothing to do with whether there is another agent working with the buyer and a buyer doesn't get a discount because they don't have their own representation.  

When you are buying new construction you may not realize how the builder contract is geared 100% towards the builders rights and very few for you as the buyer.  Do you know what those are?   Builders usually tie incentives to the use of their mortgage company and title company. Is that really the best deal for you? What about upgrades? Are you sure you want to be paying for that super deluxe fridge in your mortgage for 30 years when it likely will need to be replaced in 10?

We have a lot of new construction here so I generally discuss buying new product and a lot of the challenges, positive or negative during the initial interview process.

I have to tell you that as a home inspector this statistic is probably very true.  It seems people just walk in to see the homes, sign the sheet and want the convenience of dealing with one entity. 

And you're right about those contracts!  But you already knew that...

Cindy- So many people learn this lesson after they have purchased and gone it alone, thinking they got a better deal.  Large ads entice those dreaming of a new home to go out and take a look. Curiosity always wins. But, the best tip I can give is this, I used to work new home sales for years. The builders representatives has one job. To sell the homes in the subdivision they are working. They work for the builder and the builder only. Of course they are going to help you, but most of time they are swampt busy, it is hard to get the answers and service you want.  A good local REALTOR is your advocate, your coach, and will help you every step from contract, the build time and closing.

That's a surprisingly low number Cindy.  You'd think that more buyers would be using an agent in that or any area.  Interesting.

Chris part of my first discussion with a buyer is the option of new construction.  Sometimes they don't realize they can find "spec" homes ready to go.

Peggy I too have sold new construction and know the rep is working for the builder.  Just as in resale the listing agent is working for the seller.  They will not disclose or tell you something that could be important to making a smart decision.

Cindy, you have made some excellent points about why buyers should work with an agent on new home sales.   In some ways, buying a new home has many more challenges than buying an existing home.

Cindy, a builders contract is always written to favor the builder. Buyer representation is a must when buying new construction. 15% surprised me too.

Consumers have no knowledge about buying real estate in general.  They think they do, but do not.  New construction is no different.  They think "new" . . . they think "warranty" -- they have no knowledge of that either.  Warranty, guarantee, builders' own contracts . . . yeah, they know P{rolling eyes}  Interesting 15%, which mean 85% are not getting the best terms and conditions possible.  Sad.

I find this statistic fascinating... here in the Charlotte area builders do at least two thirds of their business through agents.

As a previous new home sales agent I can tell you 70% was more the average for New Home Sales buyers being represented by an agent. I worked for three National Builders over a 10 year period. Cindy I wonder if this new home sales person wanted you to think they did not have many agent sales.

It costs the consumer nothing to have representation  when buying a new home and could  save  them thousands in mistakes and or incentives. The on site sales rep is there to represent the builder and the builders contract.
